Core Area Conditional Use Permit

A Core Area Conditional Use Permit (CUP) is required for certain types of development—such as specific commercial, industrial, or higher-density residential projects—within the Borough’s Core Area (between Palmer and Wasilla). These uses are not automatically allowed and require additional review to ensure they align with the Borough’s goals for centralized, well-planned growth.

The Core Area is a 91-square-mile region between Palmer and Wasilla, identified in the Core Area Comprehensive Plan as a key growth zone. The plan outlines goals for:

  • Coordinated land use and transportation

  • Mixed housing and commercial development

  • Protection of open space and natural resources

  • Efficient public infrastructure and services

Conditional uses in this area are reviewed to ensure they support these long-term goals and do not negatively impact surrounding neighborhoods or the environment.

What You’ll Need

  • $1,500 application fee

  • Any other permits (e.g., ADEC, Fire Marshal, driveway) as applicable
