Talkeetna Special Land Use District
Talkeetna is regulated under MSB 17.25 and divided into multiple land use districts. Each district has its own rules for what is allowed, what requires a Conditional Use Permit (CUP), and what is prohibited.
Before applying, identify your district and review the applicable standards.
Step 1: Identify Your District
Talkeetna includes the following districts:
- Main Street Talkeetna (MST)
- West Talkeetna Townsite (WTT)
- Spur Road North (SRN)
- Spur Road Central (SRC)
- Spur Road South (SRS)
- Christiansen Lake (CL)

Step 2: District-Specific Rules
Each district has three categories:
- Permitted uses (no CUP required)
- Conditional uses (CUP required)
- Prohibited uses (not allowed)
Main Street Talkeetna (MST)
This is the historic downtown core with the most restrictive standards.
Permitted uses include:
- Residential (single-family, duplex, limited multi-family)
- Small commercial uses (up to 4,000 sq ft)
- Small lodging (15 units or fewer)
- Small civic uses
Conditional uses include:
- Larger commercial uses (over 4,000 sq ft)
- Larger lodging (over 15 units)
- Higher-density residential
- Light industrial uses
- Alcohol-related uses
- High traffic-generating uses
- Tall structures
Prohibited uses include:
- Heavy industrial uses
- Junkyards
- Adult businesses
- Mobile home parks
- RV parks and campgrounds
- Tower farms and tall structures over 100 feet
Key development limits:
- Max height: 28.5 feet
- Max footprint: 3,000 sq ft
West Talkeetna Townsite (WTT)
Similar to Main Street but slightly more flexible.
Permitted uses:
- Residential (including limited multi-family)
- Small commercial (up to 4,000 sq ft)
- Small lodging
Conditional uses:
- Larger commercial or lodging
- Light industrial uses
- Campgrounds and RV parks
- Alcohol uses
- High traffic uses
- Tall structures
Prohibited uses:
- Heavy industrial
- Junkyards
- Adult businesses
- Mobile home parks
- Tower farms over 100 feet
Key development limits:
- Max height: 28.5 feet
- Max footprint: 3,000 sq ft
Spur Road North (SRN)
A transition area near downtown.
Permitted uses:
- Residential
- Small commercial (up to 4,000 sq ft)
- Small lodging
Conditional uses:
- Larger commercial
- Larger lodging
- Campgrounds and RV parks
- Light industrial
- High traffic uses
- Tall structures
Prohibited uses:
- Heavy industrial
- Junkyards
- Adult businesses
- Mobile home parks
- Tower farms over 100 feet
Key development limits:
- Max height: 28.5 feet
- Max footprint: 4,000 sq ft
Spur Road Central (SRC)
Designed for growth with buffering and larger development capacity.
Permitted uses:
- Residential (higher density allowed)
- Commercial up to 6,000 sq ft
- Lodging up to 25 units
- Campgrounds and RV parks (up to 40 spaces)
Conditional uses:
- Larger commercial or lodging
- Larger campgrounds/RV parks
- Light industrial
- Alcohol uses
- High traffic uses
- Tall structures
Prohibited uses:
- Heavy industrial
- Junkyards
- Adult businesses
- Mobile home parks
- Tower farms over 100 feet
Key development limits:
- Max height: 30 feet
- Max footprint: 6,000 sq ft
Special requirement:
- Vegetative buffer along Spur Road must be maintained
Spur Road South (SRS)
More flexible, but still protects the corridor character.
Permitted uses:
- Residential
- Commercial up to 6,000 sq ft
- Lodging up to 50 units
- Campgrounds and RV parks (up to 50 spaces)
Conditional uses:
- Larger commercial or lodging
- Larger campgrounds/RV parks
- Light industrial
- Natural resource extraction
- Waste disposal sites
- Alcohol uses
- Tall structures
Prohibited uses:
- Heavy industrial
- Junkyards
- Adult businesses
- Race tracks
- Mobile home parks
- Tower farms over 100 feet
Key development limits:
- Max height: up to 50 feet
Christiansen Lake (CL)
Primarily residential and low-intensity use area.
Permitted uses:
- Residential
- Low-intensity uses compatible with the area
Conditional uses:
- More intensive uses subject to review
Prohibited uses:
- Higher-impact commercial or industrial uses

Step 3: Do You Need a CUP?
You need a Conditional Use Permit if:
- Your use is listed as conditional in your district, or
- Your project exceeds size, density, or traffic thresholds, or
- Your use is not listed as permitted but may be compatible
If your use is prohibited, it cannot be approved.
Step 4: Additional Requirements
Projects may also require:
- Floodplain development permits (MSB 17.29)
- Borough-wide conditional use review (MSB 17.60)
- Alcohol regulations (MSB 17.70)
- State or federal permits
The most restrictive applicable regulation governs.
